If you are looking for a new condo apartment in Mechosin, forget about it.

Metchosin is a community with an intense, deeply rooted desire to be and remain rural. It’s one of the communities of the West Shore, but any semblance of West Shore urban development stops at the Colwood - Metchosin boundary.

And it does ’rural’ very well. Meandering trails, farm lands, a tiny village core, hobby farms. And Metchosin provides a secluded backdrop for some very pricy country estates, too.

There isn’t much in the way of commerce (other than recreational commerce) in Metchosin. Its (somewhat dated) Official Community Plan pretty well restricts commerce to its quaint village core, centered at the intersection of Happy Valley and Rocky Point Roads, as well as some home based businesses for arts, crafts and professional offices.

In terms of recreation, it is home to the Olympic View Golf Course, the Metchosin Golf Club, a fine marina located in the well sheltered Pedder Cove, and some sandy beach too.

The ’feds’ have some significant interests within this municipality in the form of DND property and the William Head Institution, a minimum security federal penitentiary known locally as ‘Club Fed’.

And Metchosin is home for Pearson College (more accurately, the Lester B. Pearson United World College of the Pacific). It is one of 12 United World Colleges world wide, all with the common objective of fostering peace and international understanding. Pearson College offers a two year pre-university program for 200 students selected from around the world based solely on merit, potential and ‘demonstrated commitment to engage actively in creating a better world’.

If the real estate you’re searching for is something quiet, private and bucolic, Metchosin just may offer what you want. Or, if you just want to get away from it all on a Sunday afternoon, try a meandering drive through Metchosin’s countryside.
